Contact the Building Manager Call or email Edward Zhang (0433 996 883 / phoenixbmgr@gmail.com) at least 48 hours before your moving date to notify us and arrange lift access and common area protection.
-
Lift access & surface protection The Building Manager or a strata committee member will arrange padded lift protection and be available to assist on the day. Large items must not be moved through common areas without this being in place.
-
Provide your details (tenants & agents) Managing agents and owners are asked to supply incoming tenant names and contact details for the Residents Database and Security Devices Register prior to move-in.
-
Order your access keys before you arrive FOB keys and fire door keys must be ordered in advance. See Section 3 for pricing and how to order.
The basement car park entry has a maximum clearance of 1.9 metres. Check your removalist's vehicle height before moving day.
A loading dock space in the basement can be reserved for your moving day. Contact the Building Manager in advance to book it.
Use the kerbside loading zone directly in front of the building lobby on Murray Street.
This is a council-managed road and cannot be reserved or blocked. Plan for other traffic to share the space.
There are three types of access credentials for this building:
Swipe key for all common area doors, basement, and building entry. All occupants require one.
Metal key for fire stairwell doors. Postage is $20, or collect for free from David Carr Locksmiths, Bondi Junction.
This is a standard (non-registered) metal key — no ordering required. It can be cut at any locksmith for approximately $10.
How to Order FOB / Fire Door Keys
Contact the Building Manager by phone or email to confirm which keys you need and the quantity.
Transfer payment to the SP 57989 Owners Corporation bank account. Contact the Building Manager for current bank details. (Bank details are not published here for security reasons.)
A tax invoice will be issued by the strata management accounts team within approximately one week.
Under By-laws 9, 15, and 25, all rubbish must be disposed of through the building's designated facilities. Rubbish must never be left in corridors, lift lobbies, the car park, or any other common area.
General Waste & Recycling
The Phoenix is made up of two buildings, and each uses its own system.
Pack it well in a tied bag (not oversized) and put it down the chute on your floor. It drops into the large 660 L red bin in the main garbage room on the ground floor.
Yellow lid — recyclingRecycling does not go down the chute. Carry it down to level P1, then take the car park entrance ramp to the main garbage room and tip it into the yellow-lid bins.
With only two units per floor, Building 2 has no chute. Take all waste, red and yellow, down by hand to level P1 and use the smaller bin room next to the Building 2 lift. It serves Building 2 residents only.
Red lid — general rubbishBagged and tied.
Yellow lid — recyclingPlaced in the yellow-lid bins.
Yellow lid: paper and cardboard, glass and aluminium containers, plastic bottles and containers. Items must be empty, clean and dry, and placed in the bin loose — bagged recycling cannot be processed. Carry it down in a reusable bag, box or container and tip the items in.
Oversized & Bulky Items
Large items such as furniture, mattresses, rugs and white goods must never be left in the garbage rooms or anywhere on common property. The City of Sydney collects them free of charge from the kerbside, arranged through the Building Manager.
-
Book by Friday Submit the online booking form (or contact the Building Manager) by the Friday before collection.
-
Put items out on Monday only Place them at the road kerbside in front of Building 2 (125 Murray Street, between the tree and the signpost). Items left for several days attract illegal dumping.
-
Council collects on Tuesday City of Sydney contractors collect the items. There is no charge.

Each lot is individually metered. Residents are responsible for setting up their own utility accounts. We recommend contacting providers at least 5 business days before your move-in date to avoid any connection delays.
Add metering type, any embedded network details, or recommended retailers. If open market, note NMI location (e.g. on switchboard).
Add whether gas is connected to lots, provider details, or note if the building is all-electric.
Add NBN connection type (FTTB / FTTP / HFC), any building-wide fibre options, and recommended ISPs.
The building has visitor parking spaces in the basement car park, available for short-term guest use. Spaces must be booked in advance — they are not available on a walk-up basis.
Add: number of visitor spaces available, maximum stay duration (e.g. 4 hours / overnight), how to book (text/email Edward), any blackout times, and the process for unauthorised vehicles.
To book a visitor space, contact the Building Manager:
